When you have decided to sell your home, you are ready to get it done, am I right? You collect the moving supplies, contact the realtor, tidy for the photos, and prepare your heart and mind for the move. And even though you think you have gotten everything done to make the home look spectacular, there may be small issues left to care for that could sabotage your home sale.

When you get down to the final details of cleaning and prepping your home for sale, those last few things just don't seem that monumental… to you. However, little things that are overlooked can signify the home was not cared for, even if that is the furthest thing from the ruth. So, here is a list of the seven things you simply must not miss if you want to sell your home.

Even if the things we mention here do not ultimately stop the sale, they may end up being bargaining chips in the end. You certainly don't want to give the buyer any more room to negotiate the price down. The best practice is to make sure these seven tasks are completed before putting the home on the market.

Ceiling Water Stains: So there was a tiny AC Condensation pipe leak in the attic. You got it fixed and have the paperwork to prove it. But, you never got around to painting the water stain of the ceiling. That is a big problem that will cause the buyers to think the problem has returned or was not correctly fixed. Get it painted, so there is no question.

Soft or Creaking Floors: If you know you have an area that is soft or creaky in your home's flooring, it is best to get that checked out before inspection time. Then you will know what the issue is, fix it, or declare it in the home repairs needed for an as-is home sale.

Dead Lightbulbs: As silly as that sounds, dead light bulbs are a big issue. If the light does not turn on, the inspector will not know if it is an electrical issue or a dead bulb, leaving an open question on the report. Avoid this issue by making sure all bulbs in the home work before listing.

Dead Batteries: Likewise, dead batteries in smoke detectors are an issue. If the inspector cannot check it, he will suggest an electrician take a look, affecting your bottom line and delaying the sale.

Missing Cover Plates: Simple and obvious, the plate covers are another problem people will point out. Really, it just instills doubt in the potential buyer's mind. It is very cheap to replace these covers, so run to the hardware store and get those covers replaced.

Missing Blinds: When you have lived in a home for quite a while, things get pushed to the side. When the dog ran to the window to see that cat stalking his house, he ripped out a vertical blind. No big deal, right? Wrong. Get that replaced when selling your home. It is a big part of the overall feeling a home gives when the buyers are walking through.

Jiggling door handles and window latches: These are just one more annoying thing to fix, but one more annoying issue for the buyers as well. Don't let little fixes pile up and signal a red flag to buyers.

Other things that may add up, in the end, may include strange odors and locked doors. Leave nothing to question, and the buyers will feel more comfortable deciding to purchase the home. Remember, you loved the house, and the new family wants to love it too. Make the process easy for them, and it will be one step easier for you as well.
